Property market update: autumn 2026

Price growth is slowing nationally, but the Midlands and the West are still among the strongest-performing parts of the country. Here is what the latest figures from the CSO and Daft.ie mean if you are buying or selling in Roscommon, Athlone and the surrounding areas.

The national picture

The Central Statistics Office’s latest Residential Property Price Index, published on 13 October, shows prices rose by 5.1% in the twelve months to August 2026. That is the slowest annual rise in about three years. The national median price paid for a home was €400,000.

Daft.ie’s third-quarter report tells a similar story. Average asking prices nationally were just under €445,000, up 3% on a year earlier. More second-hand homes are coming up for sale too: there were 13,775 on the market on 1 September, 12.5% more than a year before.

Why our region is different

Outside Dublin, prices rose 6.2% in the year to August. In the Midlands region, which includes Westmeath and Athlone, house prices rose 8.8%, one of the strongest increases in the country.

Roscommon remains one of the most affordable counties in Ireland. Earlier this year MyHome.ie put the county’s median asking price at €225,000, up 12.5% on the year. The CSO also lists the F45 Eircode area (Castlerea) as the least expensive in the country, with a median of €160,000.

  • For sellers: demand for well-presented family homes is strong. Buyers relocating from Dublin and the east coast see real value here, especially with remote and hybrid working.
  • For buyers: there is more choice than a year ago. Prices are still rising, so getting mortgage approval in place early helps you move quickly on the right home.
  • First-time buyers made 41% of all home purchases nationally in the year to August, and their purchases in August were up 12% on a year earlier.

What we are seeing on the ground

Across our Roscommon and Athlone offices, good homes priced correctly from day one are still selling quickly. Properties that need work, along with sites and farmland, are attracting steady interest from local buyers and returning emigrants.
