Advice for buying

Buying a property is often the biggest financial decision you’ll make, but it doesn’t have to be overwhelming.

Before you start, organise your finances and decide your budget. Under the Central Bank’s mortgage rules, first-time and second-time buyers need a minimum deposit of 10% (buy-to-let purchasers need 30%). If you’re moving from one home to another, it’s often best to have your current property valued first to see how much you need to borrow.

Narrow your search to your preferred locations, then visit them to get a feel for the place. Check local amenities, schools, shops and restaurants, and look at transport links and commuting times to work.

Properties usually look their best on viewing days, so bring a list of questions and must-haves. What’s the natural light like? Are the bedrooms big enough? Is there enough storage? Is the attic converted, or could it be?

A pros and cons list still works. Take everything into account: how much work or finishing is needed, the number of bathrooms, and the distance to shops, schools and sports facilities.

Once you’ve found the right home, appoint a solicitor. They’ll guide you through the buying process and help you organise the documents you need.

If your offer is accepted, get an engineer to do a report. Make your offer contingent on a satisfactory report.
