The Vacant Property Refurbishment Grant can put up to \u20ac70,000 towards the work, and it now runs until 2030.<\/p>\n<p>Roscommon people have taken to it in a big way. Between July 2022 and the end of 2025, <strong>325 grants were approved<\/strong> in the county, <strong>119 homes<\/strong> were brought back into use and more than <strong>\u20ac6.8 million<\/strong> was paid out.<\/p>\n<h2>How much can you get?<\/h2>\n<table>\n<thead>\n<tr>\n<th>Type of property<\/th>\n<th>Maximum grant<\/th>\n<\/tr>\n<\/thead>\n<tbody>\n<tr>\n<td>Vacant home<\/td>\n<td><strong>\u20ac50,000<\/strong><\/td>\n<\/tr>\n<tr>\n<td>Derelict home<\/td>\n<td><strong>\u20ac70,000<\/strong> (\u20ac50,000 plus a \u20ac20,000 top-up)<\/td>\n<\/tr>\n<tr>\n<td>Vacant space above a shop<\/td>\n<td>Up to <strong>\u20ac140,000<\/strong> under the new \u201cVacant Above the Shop\u201d grant<\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<h2>Does the property qualify?<\/h2>\n<ul>\n<li>It was built before 2008<\/li>\n<li>It has been vacant for at least <strong>two years<\/strong> when you apply<\/li>\n<li>When it\u2019s finished, it will be your home or it will be rented out<\/li>\n<li>You are applying as an individual (companies can\u2019t apply)<\/li>\n<\/ul>\n<p>You can apply if you already own the property or if you are in the process of buying it, which means you can line the grant up before you sign.<\/p>\n<h2>Proving it\u2019s vacant or derelict<\/h2>\n<p><strong>Vacant:<\/strong> the simplest proof is electricity records showing two years of zero or very low usage, or that the supply was disconnected. ESB Networks records or a sworn affidavit can also be used.<\/p>\n<p><strong>Derelict:<\/strong> either the property is on the council\u2019s Derelict Sites Register, or an independent structural report confirms it is derelict.<\/p>\n<h2>Step by step<\/h2>\n<ol>\n<li><strong>Find the property.<\/strong> Older homes come up regularly across Roscommon and Westmeath.<\/li>\n<li><strong>Get quotes<\/strong> for the work from a builder.<\/li>\n<li><strong>Apply to the local council<\/strong> with proof of ownership (or that you are buying), proof of vacancy and your quotes.<\/li>\n<li><strong>Council inspection.<\/strong> The council\u2019s technical staff visit before approving.<\/li>\n<li><strong>Approval.<\/strong> Once approved, you have 13 months to complete the work.<\/li>\n<li><strong>Do the work<\/strong> and keep every invoice.<\/li>\n<li><strong>Claim.<\/strong> After a final inspection the grant is paid against your invoices. You\u2019ll need tax clearance for payments over \u20ac10,000.<\/li>\n<\/ol>\n<h2>Add SEAI grants on top<\/h2>\n<p>You can combine the vacant property grant with SEAI energy grants, as long as you don\u2019t claim twice for the same work. For a full renovation that can add up quickly:<\/p>\n<ul>\n<li><strong>Heat pump:<\/strong> up to \u20ac12,500, or up to \u20ac14,500 for a house when you replace an oil, gas or solid-fuel system<\/li>\n<li><strong>Solar panels:<\/strong> up to \u20ac1,800, plus \u20ac600 for a home battery<\/li>\n<li><strong>Attic and wall insulation<\/strong> grants<\/li>\n<\/ul>\n<p>SEAI\u2019s One Stop Shop service can also manage a full upgrade for you, with the grant taken off the price up front.<\/p>\n<h2>What you agree to<\/h2>\n<p>The home must be lived in or rented for at least five years after the work is done.
